Jing'an District Block 128 Acquisition and Compensation Plan Released, Free Choice Between Monetary Compensation and Property Rights Exchange

Shanghai Jincheng Li Yu On March 19, the public consultation draft of the compensation plan for the old renovation project in Block 128, Jing’an District, Shanghai was announced.

The expropriation extends east to Pingxingguan Road and south to Liuying Road, offering residents two options: monetary compensation or house ownership exchange.

As the first large-scale old renovation project in Jing’an District’s “14th Five-Year” plan year, the project is located in Gonghe New Road Street and involves an area of about 140,000 square meters of demolition.

Property exchange housing is distributed across Jing’an, Baoshan, Minhang, and other areas. Nearby housing prices range from 30,400 to 52,200 yuan per square meter. Residents choosing off-site housing can also receive a subsidy of up to 10,500 yuan per square meter. For families facing housing difficulties, an average of 22 square meters of保障 subsidy is available per person.

Additionally, the plan includes subsidies for decoration, relocation, temporary resettlement, and other expenses, with temporary resettlement fees not less than 6,000 yuan per certificate per month.

The project will only be effective if the signing rate reaches 99%. Residents who relocate on time can receive a maximum reward of 120,000 yuan. Residents choosing non-local resettlement housing can also receive an additional purchase reward of 200,000 to 300,000 yuan.
