Jinan Super High-rise Residential Project Pre-announcement for Planning Approval, Maximum Height 152.6 Meters, Equipped with Refuge Floors

On March 11, the Jinan Natural Resources and Planning Bureau website announced the pre-approval public notice for the construction planning permit of the Rongjian Fortune Garden (B-1 Plot) real estate project. The project includes six high-rise residential buildings, supporting public facilities, and underground parking. Among them, two residential buildings are designed to be 152.6 meters tall, with 43 and 44 floors respectively. This is the first time ultra-high-rise residential buildings have appeared in Jinan, and it is also the first time refuge floors have been included.

Rongjian Fortune Garden (B-1 Plot) is located east of Zhuanshan West Road, north of Yunteng Road, and west of Xinshun Road, covering a total land area of approximately 5.6 hectares, built in two phases. The first phase was announced in 2024, with two residential buildings planned to be 97.6 to 100.2 meters tall, with 29 floors above ground, and is currently on sale. The project under public notice is the second phase, which includes six high-rise residential buildings with a total of 488 residential units, and a gross above-ground construction area of approximately 131,700 square meters.

It is worth noting that the floor height of the six residential buildings in Phase 2 ranges from 3.3 to 3.5 meters, with four buildings exceeding 100 meters in height. Specifically, Building 2 has 42 floors above ground and is 145.1 meters tall; Building 3 has 40 floors and is 138.9 meters tall; Building 4 has 43 floors and is 152.6 meters tall; Building 8 has 44 floors and is 152.6 meters tall. In terms of residential design, the project follows the fourth-generation residential guidelines, featuring sky gardens, open public green spaces, elevated floors, refuge floors, community entrance lobbies, wind and rain corridors, and resting pavilions. Parking spaces are allocated at 1.25 per household, with reserved capacity and installation conditions for 100% electric vehicle charging.
